2. No Guarantee of Permit Approval or Timelines

SemperFI may assist clients with permit preparation, application coordination, document organization, submission support, communication tracking, and jurisdictional follow-up. However, SemperFI does not guarantee permit approval, review timelines, inspection outcomes, zoning determinations, plan acceptance, or any decision made by a city, county, state agency, utility provider, homeowners’ association, or other reviewing authority.

All final decisions remain with the applicable jurisdiction, agency, code official, reviewer, inspector, or governing authority.

3. Not a Substitute for Licensed Professionals

SemperFi Development & Consulting is not a law firm, architectural firm, engineering firm, surveying firm, or licensed general contractor unless otherwise expressly stated in a written agreement.

Our services do not replace the work of licensed contractors, architects, engineers, surveyors, attorneys, design professionals, or other regulated professionals. When a project requires sealed plans, technical drawings, engineering calculations, legal interpretation, surveys, contractor licensing, or professional certification, the client is responsible for obtaining the appropriate licensed professional.

4. Client Responsibility for Information

Clients are responsible for providing accurate, complete, and current project information, documents, property details, ownership information, contractor information, design documents, site plans, surveys, product approvals, notices of commencement, and any other materials required for review or submission.

SemperFI is not responsible for delays, rejected applications, additional review comments, expired documents, incorrect submissions, or other issues caused by incomplete, inaccurate, outdated, or missing information provided by the client or third parties.

5. Third-Party Agencies and Municipal Requirements

Permit requirements, fees, forms, review processes, inspection rules, zoning standards, and documentation requirements may change at any time. SemperFI may assist with identifying or organizing known requirements, but we do not control municipal systems, agency procedures, reviewer comments, inspection scheduling, or regulatory changes.

Clients acknowledge that each jurisdiction may interpret and apply requirements differently.

6. Website Use

By using this website, you agree not to misuse the site, interfere with its functionality, attempt unauthorized access, submit false or misleading information, or use the website for unlawful purposes.

SemperFI reserves the right to update, modify, suspend, or remove website content at any time without prior notice.

7. Service Agreements Control

Information on this website does not create a client relationship, formal engagement, or binding service agreement by itself. Any paid service, consulting engagement, or project-specific work must be confirmed through a written agreement, proposal, invoice, authorization, or other documented acceptance between the client and SemperFI.

Submitting a form, sending an inquiry, or discussing a project does not authorize SemperFi to submit permits, sign applications, represent ownership, communicate as an authorized agent, access permit portals, or bind a client unless a separate written authorization or service agreement has been executed.

Unless expressly stated in writing, SemperFi service fees do not include municipal permit fees, impact fees, application fees, inspection fees, reinspection fees, plan review fees, design-professional fees, contractor fees, recording fees, HOA fees, or other third-party charges.

If there is a conflict between this website and a signed or written client agreement, the written client agreement will control.

8. Limitation of Liability

To the fullest extent permitted by law, SemperFi Development & Consulting is not liable for damages, losses, delays, denied permits, additional fees, project impacts, lost profits, or other consequences arising from use of this website, reliance on general website information, third-party agency decisions, or circumstances outside SemperFI’s control.

This limitation does not waive any rights or responsibilities that cannot legally be limited under applicable law.
